What we look for in Powell homes

  • Homes hitting the 20- to 30-year mark. Many Powell homes are due for a roof, furnace, air conditioner or water heater. We report age and condition so you can budget and negotiate.
  • Basements, sump pumps and drainage. Finished basements are common here. We check sump pumps, grading and signs of past water, with thermal imaging included.

From a recent Powell inspection

On a recent Powell roof, we found two small flashing problems that can lead to big water damage if they’re missed:

  • Loose flashing on the south side. The metal flashing where the roof meets the wall had pulled away from the siding. We recommended re-securing it so rain can’t get behind it and into the wall.
  • No kick-out flashing. Where the roof edge runs into a wall, a small “kick-out” diverter turns rainwater into the gutter. Without it, runoff can pour down the siding and soak the wall behind it. We recommended having one installed.

Both are quick, inexpensive fixes for a roofer or contractor, but the kind of thing that turns into rotted sheathing or interior water stains when nobody points them out.
